    Who Should Run Your Strata? (Condo)
    Is it the owners?
    Is it a Property Management Firm?
    Is the Property Manager?
    Would you be surprised if you learned that ‘none of the above’ is correct?

    The Strata Property Act of BC which is the current law that governs Stratas (Condos) in
    BC states in Sec, 26; “Subject to this Act, the regulations and the bylaws, the council
    must exercise the powers and perform the duties of the strata corporation, including the
    enforcement of bylaws.”

    What does this mean?
    It means that when you elect a Strata Council at your Annual General Meeting, you are
    electing people who will make most, if not all of the decisions made for your strata and
    home over the next year. You are giving these people a lot of power to make decisions
    that may directly impact on the short and long term value of what is likely your prime
    investment.

    Questions to reflect on :

    Do you really know these individuals standing for Council?
    Can you rely on their judgement?

    Do you know that in many cases it is very hard to find enough people to fill the
    positions on Council?  Often, those owners who are serving  have had  to be coaxed
    and cajoled into serving on Council.  

    Ask yourself;
    Is this the best method to choose someone to protect what is probably my most
    important asset?  In view of the foregoing, would you give second thought to personally
    serving on a Strata Council, or getting to know the neighbours and fellow owners whom
    you are electing.

    QUESTION: Who then should run your strata?   
    ANSWER:  YOU  as a Council Member, or someone that you truly trust.
